BENGKEL PENULISAN

Ini adalah bengkel yang saya sangat minat dan tertunggu-tunggu. Tapi saya tak dapat hadir kerana saya ada peperiksaan final (Corporate Finance: MBA) pada 17-Jan-09)

Apa khabar? Sudah lama kita tidak berinteraksi melalui

Four factors to consider before buying property investment (not meant for own use):

1) BUY AT DISCOUNT

i) From developer. Ask for discount, group purchase or buy the show house.
ii) From secondary market.Must know the market value. Ask seller for discount or buy cash for more discount. Buy from desperate seller or buy at auction. Don't pay market value? How to know market value?

2)LOCATION

Many people know about it but still making mistake. The mistake is measuring with own eyes. Must measure with other people eyes (thousand of people). Ex. many people like Subang Jaya, USJ, BAngsar, Bandar Utama. Anything with Damansara has extra value. People like especially those areas near to many jobs.

3) STAY ON TOP OF 3 ELEMENTS

i)Physical like location, design, material, size, neighbourhood etc.
ii)Financial elements like loan, interest rate
iii)Legal right/obligation like status freehold or leasehold or Malay reserve, state special rule etc.

Go and take a lot at the place or land to see ex. if any flood throne, dumping site etc. Developer will only say good information. Check 3X like morning, afternoon and night.

4) MUST MAKE MONEY

Make money now or within short time and not later by children. Ex. market value is KRM450 and we buy at KRM350 --> already have profit of KRM100. Don't worry if you miss one property, there are a lot of properties out there.

Pada 29/Nov/08 saya menghadiri kursus (lebih kepada bengkel kerana setiap palajar disediakan sebuah komputer) membina web anjuran Sdr Ahmad Hafizul (www.webpintar.com) bertempat di No 24-1, Jalan AU 1A/4C, Taman Keramat Permai dari jam 830 pagi sehingga lebih kurang 1 tengahari. SEMINAR PERUBATAN ISLAM

Saya mengikuti Seminar Perubatan Islam pada 22-Nov-08 bertempat di Masjid Saidina Al-Khattab, Bukit Damansara. Penceramah utama ialah Ustaz Sharhan Bin Shafie At Tobibi. Beliau memperkenalkan buku beliau 'Perubatan Islam: Menangkis Kejahatan Makhluk Halus' yang digunakan sebagai buku teks untuk pengajaran beliau. Di antara subjek utama yang dipelajari ialah amalan-amalan sebagai benteng gangguan syaitan, amalan memagari rumah dari gangguan makhluk halus dan pencuri dan juga ayat Rihul Ahmar (mencegah penyakit stroke). Saya tak sempat menamatkan pengajian pada hari tersebut kerana ada kelas MBA. Sekian

SEMINAR RAWATAN ISLAM

Saya berpeluang menghadiri Seminar Rawatan Islam anjuran IQ IHSAN pada 16/Nov/08 bertempat di Masjid Negeri Shah Alam. Yurannya amat berpatutan RM80 berbanding dengan makanan 3X, peluang menimba ilmu, serta sijil penyertaan. Seminar dipengerusi oleh Ustaz Pengerusi Darul Salam dan dirasmikan oleh YB MP Shah Alam. Seminar dimulakan dengan bicara ulama muda. Saya berpeluang mempelajari bagaimana untuk beramal dengan cara istiqamah (amalan matang) dari Ustaz Syeikh Hanafi. Ustaz Hanafi dari Madrasah Zubaidiyah pula memperkenalkan buku terbaru beliau mengenai amalan doa para wali Allah. Beliau juga sempat memberi ijazah untuk mengamalkan kandungan buku tersebut (pengalaman 'ijazah' saya yang pertama)




Seterusnya Dr Harun Din memberi ceramah mengenai asas rawatan Islam (pembetangan kertas kerja) dan juga memberi pengenalan mengenai Darul Syifa. Di antara isu yang menarik ialah ayat-ayat syifa, cara Rasul kita mengajar mengenai pendekatan rawatan Islam (lebih kurang 15 pendekatan) dan pengalaman Dr Harun Din sendiri. Sessi selepas solat Zohor ialah sessi soal jawab bersama Dr Harun Din dan Ustaz Ismail Kamus (Pengasas Darul Salam). Sessunguhnya banyak ilmu yang saya timba pada hari tersebut. Exco Dato' Hassan Ali juga sempat memberi kata dua.

(He had worked in a Multinational Manufacturing company for 22 years before moving to Telecommunication, Oil & Gas and Leisure industry. His last appointment was as Procurement Manager for an internationally recognized Malaysian corporation engaged in both manufacturing and retailing activities)

Objectives:

At the end of the programme, participants will be able to:
-understand the fundamental principles in effective logistics management;
-develop skills in materials planning;
-identify purchasing, distribution, transportation, inventory and warehouse management strategies;
-resolve logistics problems and issues;
-improve and complete logistics operations skilfully; and
-acquire the competencies related to operational, financial and quantitative tools and techniques that are widely applicable in the logistics functions.

INTERNATIONAL BUSINESS MBA: 1st CLASS

I attended 1st class of IB on 25/Oct/08. Only a dozen of people attending this class.
We discussed a lot on the format of this course including course description, references (the main textbook will be puechased later - it is good for my future reference), teaching methods, and assessment. For the assessment, it is involving:

i) Attendance and class participation. The lecturer is expecting us to talk and give ideas or examples in the class. 10%

ii) Case study. The case will be given later on. We have to work on one individual case (not required to present) and one group case (required to be presented and submitted). I teamed up with another 3 females (including one female ASP). 20%

iii) Forum report and presentation - group work. The subject matter will be informed later by the lecturer. 25%

iv)Journal article review - individual job 15%. Required to pick up new articles (2 or 3 years age) from reputable journal (list of reputable journal was provided).

Course Description:
The internal dimension (changes in comparative and competitive advantage, integration of markets and globalization, government policies) is becoming increasingly important for business activities within Asia and worldwide. The aim of this course is to provide an understanding of the strategies pursued by firms, and the factors underlying their competitiveness in an international context.

During first class, we covered Topic 1 --> International business (in general) and the globalization of the world economy. I though my experience was already international (since my department is arranging shipment and receiving goods from worlwide), but it was still not enough since we dealt with most of the international sales office worldwide (not actually end custtomer) and most of the regulations have been fixed earlier. The lecturer also discussed on WTO and related FTA like CEPT, NAFTA, Japan & Malaysia FTA (Malaysia to enter Japan 'high quality' algriculture market) and flexible working hours by some of MNCs including Nestle (one student from Nestle) etc. 2 students from Customs Putrajaya.

AN INTODUCTION TO NLP & NEURO-SEMANTICS

I attended a preview on NLP & Neuro Semantics at The Living Dynamics Sdn Bhd, Bandar Putri Puchong on 10/Oct/08 from 230pm to 530pm. At the end of the preview, I was asked by the organizer to give short speech on what I learned previously (I attended NLP Practitioner Certification on Jun'08). It is always my 'policy' not to say no when someone asks me to speak or say something. I felt very good after giving my short speech. One thing that I cannot forget is 'like to dislike', I liked to drink Nescafe 3 in 1 several packet per day. During the NLP training, I managed to use the technique to change it to dislike ( I imagined drinking Nescafe 3 in 1 as eating KFC chicken fat which I always dislike). Since then (Jun'08), I have not been taking any Nescafe 3 in 1.

I registered to attend a program of 'The Ultimate Self Actualization Workshop' from 31/Oct to 2/Nov (3 days program). The fee is very attractive especially for ex-students. This program is an intoduction program to Neuro Semantics.

eBay WORKSHOP


I attended eBay workshop on 9 & 10th Aug,08 in PJ. The picture above is taken from 'minahsongeh' one of the student. There were 20 of us (including 2 from Indonesia). I took the workshop to study from the expert (Alex) and got to know some the eBay community. Through this workshop, I felt more confident to list internationally. My plan is actually to list phonecards, postcards and first day covers in eBay.com (USA).

I have started by eBay account since Jul'08. I started selling used books of my own collection in eBay. When I got a first order, I was too excited, I posted before I got payment. It turned out that the guy never paid me. It was such an experience for me. The price offered for that book was only RM1 + delivery cost RM2. I started to collect ratings by buying through eBay (so far I met a lot of good sellers - I bought used books, used Readers Digest, new handphone for my wife, etc).
